Terms & Conditions
Last updated: September 2026
These terms and conditions govern bookings and stays at Dimora Bellarosa. By making a booking through this website you confirm that you have read, understood and fully accepted them.
Scope
Dimora Bellarosa is let as a short-term holiday rental for exclusive use of the whole property. The contract is entered into solely between the guest and the owner of the property: this website is the tool through which the request is submitted and confirmed. Any differing conditions proposed by the guest do not apply unless expressly accepted in writing.

Booking and confirmation
- –A booking made online is a request: the selected dates are held temporarily and the owner confirms within 24 hours.
- –The booking is only finalised with the confirmation email. Until then no amount is collected: if the request is not accepted, the card authorisation is released automatically and nothing is due.
- –If you choose bank transfer, payment instructions are sent by email and the transfer must be made within 24 hours; after that the dates are released.
- –The details provided when booking must be complete and truthful. The owner may refuse or cancel a booking in case of clearly incorrect details, suspected fraud or breach of these terms.
- –The minimum stay is 5 nights, unless a different minimum is shown for specific periods when selecting dates.
Prices, taxes and costs
- –All prices are in euro, per night and for the entire property, and include VAT where applicable.
- –The rate includes the final cleaning, linen, utility consumption for ordinary domestic use, and access to the common areas and the pool.
- –The municipal tourist tax of € 1.50 per adult per night, for a maximum of 5 nights, is calculated separately in the summary and is paid to the Municipality of Mola di Bari.
- –Published rates may change over time, but the price confirmed at the time of booking remains unchanged for the stay booked.
Payment methods and schedule
- –Card payments: transactions are handled by Stripe Payments Europe. Dimora Bellarosa never receives your full card details.
- –For bookings with free cancellation, a deposit of 25% of the total is charged upon confirmation; the remaining 75% balance is charged automatically to the same card 30 days before check-in.
- –For bookings made less than 30 days before check-in, the rate is non-refundable and the full amount is charged in a single payment upon confirmation.
- –Bank transfer: the amount stated in the instructions received by email must be transferred within 24 hours, quoting the reference provided. The booking is confirmed once the funds are received.
- –If the balance payment fails and remains unpaid after an email reminder, the owner may cancel the booking and retain the deposit as a penalty.
Cancellations, changes and refunds
- –Cancellation is free of charge up to 30 days before the arrival date, with a full refund of amounts paid. For cancellations after that deadline, or for bookings that are already non-refundable, no refund is due. No-shows and early departures are treated as late cancellations. Requests to change dates are assessed case by case subject to availability and may involve a rate adjustment. Full details are set out in the cancellation policy.
- –Should the owner be unable to make the property available, the guest is entitled to a full refund of all amounts paid, with no further liability for either party.
Check-in, check-out and guest registration
- –Check-in is available from 3:00 pm and check-out must take place by 10:00 am. Different times may be agreed in advance and remain subject to availability.
- –On arrival all guests, including minors, must present a valid identity document. Reporting guest details to the public security authorities is a legal obligation (art. 109 T.U.L.P.S.) and cannot be waived: refusal to provide documents prevents access to the property, with no right to a refund.
- –Please let us know in advance about evening arrivals so we can organise your welcome.
Occupancy and exclusive use
- –The property accommodates a maximum of 6 people. The number of guests declared at the time of booking may not be exceeded.
- –Access to the property is reserved to guests registered at check-in. The presence of unregistered people entitles the owner to terminate the contract with immediate effect and without refund.
- –Assigning, subletting or making the property, or any part of it, available to third parties — including free of charge — is not permitted.
House rules
- –Parties, events and receptions are not permitted. Private events organised with the property are subject to a separate written agreement.
- –Smoking indoors is prohibited. It is allowed in the outdoor areas, using the ashtrays provided.
- –Pets are not allowed.
- –Please treat the house, its furnishings, the olive grove and the vineyard with care. Moving indoor furniture outside and lighting open fires outside the dedicated equipment are not permitted.
Pool and outdoor areas
The pool has no lifeguard on duty: use is at guests' own risk. Minors must be supervised by an adult at all times. Diving, entering the pool while impaired and bringing glass items into the pool area are prohibited. The property is set in a rural environment: differences in level, uneven ground and local wildlife are part of the normal experience and call for the usual care.
Damage and guest liability
The guest is jointly liable with the other occupants for any damage caused to the property, its furnishings and its grounds during the stay. Damage must be reported promptly and the corresponding amount, based on the actual cost of repair or replacement, will be requested at the end of the stay. No security deposit is currently required.
Limitation of liability
The owner is not liable for theft, loss of or damage to guests' personal belongings, nor for disruptions caused by circumstances beyond the owner's control such as interruptions to electricity, water or internet supplied by the relevant providers. Nothing in these terms limits the owner's liability where the law does not allow it, in particular in cases of wilful misconduct, gross negligence or personal injury.
Force majeure
In the event of exceptional and unforeseeable circumstances (natural disasters, health emergencies, measures taken by the authorities) that make the stay impossible, the parties will agree on a fair solution, which may include a full refund or rescheduling the stay at no extra cost.
Right of withdrawal
Under art. 59(1)(n) of the Italian Consumer Code (Legislative Decree 206/2005), the 14-day right of withdrawal for distance contracts does not apply to accommodation contracts for non-residential purposes with a specific performance date. The cancellation conditions described on this page and in the cancellation policy apply instead.
Personal data and cookies
The processing of personal data collected when booking, contacting us and browsing the site is described in the privacy notice and the cookie policy, which form an integral part of these terms.
Complaints and disputes
Please tell us about any problem during your stay so we can put it right straight away. Any subsequent complaint can be sent to info@dimorabellarosa.it: we reply within 30 days. As a consumer you may also use the European Online Dispute Resolution (ODR) platform provided by the European Commission.
Governing law and jurisdiction
These terms are governed by Italian law. Any dispute falls under the jurisdiction of the court of the consumer's place of residence or domicile, where located in Italy; otherwise, the court of Bari.
Changes to these terms
The owner may update these terms to reflect legal or operational changes. The version published on this page at the time of confirmation applies to your booking.
